About The Role

We are seeking a highly capable and experienced Real Estate Manager to join our team. In this pivotal role, you will oversee the management of our property portfolio, ensuring optimal financial performance and operational efficiency. Your responsibilities will include negotiating rental agreements, managing property purchases and sales, supervising maintenance and groundskeeping staff, and coordinating with vendors and contractors. The ideal candidate will possess strong financial acumen, exceptional negotiation skills, and extensive experience in real estate management. You will serve as the primary point of contact for property owners and investors, providing regular updates on financial performance, occupancy rates, and lease statuses. Your leadership will be instrumental in maintaining the high standards of service and operational excellence that Seeto Realty is known for.

Qualifications

  • Bachelor's degree in real estate, finance, business administration, or project management
  • Minimum of two years’ experience in real estate management, project management, or a related role
  • Extensive experience managing property transactions, rentals, sales, and development projects
  • Proficiency in real estate management software such as Buildium and AppFolio
  • Strong negotiation skills for contracts, lease agreements, and vendor arrangements
  • In-depth knowledge of property laws, taxes, and financial reporting
  • Experience in managing property maintenance, procurement, and vendor relationships
  • Excellent communication and leadership skills
  • Ability to resolve tenant and resident complaints effectively
  • Financial acumen with the ability to prepare and interpret financial statements

Responsibilities

  • Manage the purchase, sale, rental, and development of properties
  • Monitor real estate income and expenses, ensuring accurate financial records
  • Determine rental income and negotiate lease agreements with tenants
  • Authorize expenditures related to maintenance, repairs, equipment, and supplies
  • Negotiate contracts with vendors, suppliers, and contractors to secure favorable terms
  • Supervise maintenance workers, cleaning crews, groundskeepers, and contractors
  • Keep property owners informed about taxes, occupancy rates, lease expirations, and financial performance
  • Address and resolve complaints from residents and tenants promptly
  • Prepare financial statements, budgets, and reports for owners and investors
  • Regularly update stakeholders on property performance and operational issues
